Steps to Home Ownership
| Step 1: |
Make sure you are ready to purchase a mobile home, by making a list of your wants, needs, and desires, and know how much you can afford to spend, whether you are making a cash purchase or a financed one.

| Step 2: |
Have your finances ready. Cash purchases are not required, but they will get you the best price and our foreclosed mobile homes sell fast since we price them below value! If you have to finance a portion of the purchase, you must be pre-approved by your bank or use our online financing service to acquire the necessary funds so they are immediately available to purchase one or our homes. Finally if you have a large enough down payment you may qualify for our 0% financing option.

| Step 3: |
Search our foreclosed & pre-owned mobile home database. When you find a mobile home(s) that fits your needs, contact Mobile Housing of Texas and we will proceed to the next step "The Showing Process".

| Step 4: |
After we have matched available mobile homes to your specifications, we will schedule a date and time to show you the selected properties typically within 24 to 48 hours. You should typically allow a few hours to full day to view multiple mobile homes.

| Step 5: |
When you find the mobile home that is right for you, we will let you know if the price available is a “BUY NOW PRICE” or if the home is up for auction. If it is a “BUY NOW PRICE” we will move on to the paperwork to finalize the sale of the home to you. If it is an auction home then we will discuss the suggested starting bid price, make an offer, and wait for the bank’s response to our offer.

| Step 6: |
Mobile Housing of Texas puts together all of the necessary paperwork needed for the offer and enters a bid on your behalf to the bank that holds the title on the home. Once the bank receives the bid, they will respond with an answer within a few hours to a few days. This does not apply to our "BUY NOW" homes.

| Step 7: |
If your bid is accepted by the bank, then the final purchase process begins and the mobile home is considered sold. If your bid is not accepted, you can re-bid and make a new offer at a higher amount or we can begin looking for another mobile home. This does not apply to our "BUY NOW" homes.

| Step 8: |
Whether the home that you chose is a “BUY NOW HOME” or an auction home that you won the bid on, then Mobile Housing of Texas will finalize all necessary paperwork with you in order to complete the sale and transfer the SOL/title to you.

| Step 9: |
Once you have transferred funds to Mobile Housing of Texas and we have completed all necessary paperwork, we will then secure SOL/title transfer, ensure all loan liens are paid and released, make sure that all current and past due property taxes are paid, make sure that all current and past due lot rent through the month of purchase is paid as well.

| Step 10: |
We will then guide you through the process of moving the home by contacting up to 5 different mobile home movers to insure the best price possible is acquired to detach, move, and re-attach your mobile home or you may use your own mover. Or if you are not going to move the mobile home then we will help you with securing a new lease from the mobile home park or landlord, and assist you with acquiring utilities as well.

| Step 11: |
Once your utilities have been established then any repairs and inspections required by state law will begin. Then we will clean, install any appliances, and make any renovations we agreed to make for you per our contract. Remember we are able to make any renovations at additional cost for you like covered decks, stairs, entry ways or any interior modification you desire.
